Hilton Senior Center Meeting open at 7:08 P.M.

Case #06-057             109 Atlantic Ave.-Richard Parthum

Request to continue to 8/14/07

Motion by Mark to continue

2nd by Susan, all in favor.

 

Case #07-011             64-64 ½ No . End Blvd.-Carol Ann & Michael O’Neill

                                                No abutters

Agreed to four member board. Has a revised plan showing parking for four vehicles completely under building with parking spaces at 18 X 9, also changed height to 38.2’ for the stair egress only. Eliminated solarium and reduced height to 35’ for the roof mechanicals.

Motion by Susan to accept new plan as presented

Case #07-016/016A    76 Atlantic Ave.-Ron Laffely representing

                                                No abutters present

Agreed to four member board. Request to remove existing structures and construct four unit building with height of 41’ for a cupola. New building will comply with all setback requirements, parking 10X20 and lot coverage. Has received approval from Conservation Commission. Note from assessor office stating there will be two betterments to be paid before occupancy.

Finding for preexisting non conforming lot:

Motion by Kendra to accept as stated on plan, making the existing lot into a more conforming lot

Variance for 41’ height to accommodate elevator:

Motion by Mark to grant height of 41’ for elevator only

2nd by Kendra commented that the Town encourages the look of a cupola, all in favor

 

Case #07-017             5 Juno St. – Michael Alder

                                No abutters present                            

Accepted the four member board. Request to construct a garage within side setback Board not clear on which zone property is located - Needed to determine the setback.

Motion by Susan to continue to 8/14/07 for the proper information

2nd by Kendra, all in favor.

 

Case #07-018             16 Ferry Rd.-Matt Steinel Millennium Engineering and Mark MacDonald

Agreed to four member board. Request to remove mobile home and construct single family home. Current home is encroaching on abutting property and in disrepair. Because of a R.O.W. on one side and buffer zones in the rear, owner requesting a side setback of 14.1’. New house will comply with all other setbacks, and height. Will no longer encroach on abutting land.

Abutters:

Chris Harris concerned new house will block access to his house. Was explained that house will not be in ROW. There is a discrepancy on the location of the legal ROW, But house will not be built on any ROW.

Jos. Savulonis 275 N.End Blvd. concerned about property boundaries and his property .

Motion by Susan to approve per plan based on the topography and location of the lot. Granted so the home does not infringe on the no build and no disturb area.

2nd by Kendra based on lot improvements, all in favor.

 

 

Case #07-019             59 Atlantic Ave.- Ron Laffely representing                        

Agreed to four member board. Request to construct a deck within rear and side setback.

Four unit building has one egress for lower two units. Plan to eliminate the bay window and replace with door to egress directly outside. Construct a 7’9” x 13’ deck 10” from rear lot line, with common stairway. Condo documents will be amended with approval from condo owners.

Abutters 21 Atlantic Ave.

Motion by Kendra to approve per plan presented

Case #07-020             2 Morgan Ave. - H & M Industries

Agreed to four member board. Request for 12’ x 16’deck  with a 14.5’  rear setback. Will install a 6’ fence approximately 80’, 10’ from road. Agreement with abutter to plant approximately 12’ of evergreen on back side of fence for natural screening.

Abutter 30 Forest Road requesting screening for privacy. Applicant has agreed to screening.

Motion by Mark to approve with stated conditions

Case #07-010             4 Main St.      

Ramanbhati Patel for 4 Main Street to erect a free standing sign at 45 Sq.Ft

Applicant did not attend scheduled meeting or contacted board for a follow up date.

Motion by Kendra to withdraw without prejudice
