Case #06-013                         11 Atlantic Ave

Board to clarify height details of original approval

Motion by Tim to approve

2nd by Susan, Charlie and Mark in favor, Bill-no vote

 

Case #06-021             100 elm St.-Chris Deluca

Site was staked out for approx location of new structures for board to do site visit

Removed apartment above new bldg. from plan

Parking entrance changes and curb cuts

Building area will exceed 30%

Discussion of privacy fence on left side

Junk cars to be remove and lot will be for customer parking

Motion by Bill to approve per revised plan with lighting and landscape concerns to be addressed by site plan review.

2nd by Tim, Mark, Charlie and Pat in favor, Susan opposed.

Letter from applicant requesting continuance until next meeting.

Motion to by Bill to continue to 7/25/06 with request letter considered as waiver of extension over 100 days.

Case #06-023             51 Beach Road-Nancy Hurd

Rick Tatro 53 Beach-abutter concerned with trailer too close to properties, fire hazard.

Lisa Pearson explained the placement of mobile home. Replacement trailer size was based on town records which showed wrong  size of existing trailer. Home set by trailer sales company, contractor only did utility hookups. Owner should have been responsible for the actual measurements of existing structure.

Board suggested a Special Permit be issued for a temporary solution, abutter has no problem with suggestion.

 

Motion by Tim to amend application for Variance to an Application for Special Permit

2nd by Bill, all in favor.

 

Motion by Tim to approve a Special Permit for setback with the Special Permit effective for only as long as Nancy Hurd occupies the trailer after which time trailer must be moved to meet zoning setback.

                                    No Abutters present

Crane test performed day and half, second day extreme weather conditions forced them to lower crane.

Request for waivers from : Sub.5.3 Dim req. Brambles extend 3 .5’ from monopine

                                            Sub 3.1, 3.2 wireless zone b antennas at 100’

Sub sect 2 – set back – 140’ required , requesting 97’ from front and 50 feet from side for the shelter. Currently only space on land available.

Sect 3.5 : 100’ tree buffer, no trees in area or on lot.

Sect. 5H; bldg shelter max 1’ requesting 10.5 ft.  , 10 ft ht will require custom build structure.

Discussed the “collapsible “ monopole for severe weather  , will fall only 50’

Motion by Bill to continue to July 25, 2006 for more investigation into moving site further back on lot to gain better coverage.

                                    No Abutters present to a finding and a special permit for the deck.

Applicant talked with assessor office about their concerns on renumbered street

Board suggested possible contribution of $200.00 per household for their costs of making address changes.

Of remaining land, 7A to go to campground and balance an option for town open space.
