Lot has two dwellings existing prior to the Zoning By-law. Each dwelling has separate septic and utilities. Request is for  variance for undersize lot and frontage

Motion by Kendra to accept per plan.

North Pointe Builders                40B – no abutters present

Changes: Have reduced units to 48, 12 for affordable,  to accommodate drainage. Changed location of units nearest to detention ponds and at the end of roadways. Increased basin size. 

 Swale to be 6”D x 5’ Wide on Seabrook Road to drain to basin on other side of Mason. Pump in basin to pump runoff back into wetlands.

Questioned discrepancy in impervious areas

Roof runoff- recharged water-would like to see calcs to demonstrate

Would like more detail on the country drainage along Seabrook Road, with data on pump station

And maintenance on the country drain.

Town Counsel-advised on the boards options to close or to continue

Board had concerns about drainage resolution, Performa questions, DPW input on country swale

Motion by Kendra to amend the request for setbacks only and approve the setback request
