Meeting Began : 7:00 P.M. Salisbury Elementary School

 

 

Old Business:

Northpointe Builders – Mike McCarron-rep, Ed Hill, Brian Knowles-Apple Assoc

Vanesse Hagan Traffic Report has been submitted.

Will be reducing units from 60 to 58. Eliminating units 24 & 35 that are too close to wetlands.

Request by Tim to get a rendered copy of plan

Bill concerned with grading at end of units6,5 and 40 and runoff, suggested moving houses back and driveways forward. Chris Perkins-Weston Sampson-still working with Apple on the stormwater and wetland concerns. Henry Richenberg presented his analysis of the construction budget and would like to discuss at the next meeting.

Workshop date set for 11:00 a.m. on October 5th at 160 Bridge Road.

Case 05-129                141 Beach Road-Howard Wolpert, Atty…  no abutters present

Request for a finding to add a sunroom addition.

Letter from building inspector regarding his concerns was read by Charlie.

Mr.Wolpert feels the building dept. wants a legal trailer park and Board of Health doesn’t.

Board would like to see setbacks of existing structures shown on site plan and would like to see proof that all structures were existing prior to the 1978 regulations for verification that they are preexisting non-conforming.

Board also requested to see minutes from the planning board meeting.

Mmotion by Bill to continue to October 11, 2005 with site plan revised and minutes from planning board

Deck to be in same foot print as deck on 2nd level will not extend beyoun second level deck

Motion by Kendra to accept as per plan with setbacks as per plan

Two existing structures on lot prior to zoning regulations. Each structure has their own  septic and electric service. Kendra concerned with the renumbering of street,  owner stated lots receive mail as #12 and #12T

                                                Request for a 4 unit Townhouse

Several abutters present with spokesperson Charles Takesian

All opposed – stated the proposed is out of character for the single family neighborhood.

Conservation has already approved and waiting on  planning meeting. Kendra stated the planning board has denied at last meeting. Ron not aware of this decision.. Ron asked for continuance

Other Business:

               

Steve Parquette informal request to change the height of the original variance. The change would require a modification to 45’ for an ornamental pergola on the façade of the building. The board suggested he should submit an application so that all abutters would be notified.
