Case 05-114 Old County Road-Tom O’Hara, rep. Jim Babbin Millennium Eng.
No abutters present
Request to build two dwellings within the set back lines. House to be 18.5’ from front set back line due to wetland conditions on property. Will not construct until sewer complete on County Road. A letter from abutter Frank Gorman in favor of project was presented.
Motion to approve by Tim Lamprey
2nd by Kendra Pike-Osgood, all in favor.

Case #04-229 65 Elm St.- Christopher Kane
No abutters present
Request for accessory apartment – was continued awaiting approval of planning board.
Mr. Kane stated the planning board had approved and letter was to be sent to the zoning board. Also stated
Board of Health had approved.
Motion by Bill Spinney to approve plan
2nd by Tim Lamprey, all in favor.

Request to divide parcel, one lot being under minimum lot area.
Optional plan presented to making the present dwelling on the conforming lot, and new lot to be the non conforming. New dwelling to meet all setback requirements.
Request by Kendra to have the home owner absorb the town costs to process a subdivision.
Motion by Tim Lamprey to accept the original plan as requested.

The Kelly’s stated a letter from the building inspector will be sent allowing one accessory apartment. Not received yet by Zoning Board.
Motion by Kendra Pike-Osgood to withdraw without prejudice and resubmit application for a Special Permit.

Was continued based on question of egress onto Ocean Front St.
A letter from Steve Parquette stating his the results of his inquiries regarding the status of Ocean Front Street. The street is state owned property , but maintained by the town. The town recognizes it as a road only because of past usage.
Letter stated the town council has previously commented on this issue and feels the question is “beyond the scope of the Board’s authority.”
Bill opposed to agreeing to allow Ocean Front St. as an egress for proposed units because the property is state owned land and not a legal street.
Kendra requested from Steve Parquette a donation of $25,000.00 to the Salisbury Housing Partnership in lieu of offering a unit as low income.
Motion by Kendra Pike-Osgood to accept plan as presented
since the issue of Ocean Front is beyond the
Scope of the Board.
2nd by Tim Lamprey, 2 in favor, Bill Spinney opposed.
