Motion by Bill Spinney to approve sign as presented in “Stewarts Signs’ drawing SK#475253
2nd by Mark Whitmore, all in favor.
Case 04-224 John Paynter 34 Ferry Rd. (agreed to be heard by present members)

Planning Board and Board of Health approvals required first
Motion by Bill Sprinney to continue after the other boards approval, to be readvertised as Accessory Apartment rather than the original advertisement of ”Handicap Access”
2nd by Mark Whitmore, all in favor.
Case 04-225 Joseph Pagliarulo 66 Railroad Ave. (agreed to be heard by present members)
Abutters present-same issues as before
Motion by Tim Lamprey to deny request-3 apartments would require (2) parking spaces per unit.
Currently appears to be space available for only 3 cars.

Special Permit Request

Motion by Tim Lamprey to approve accessory apartment with the stipulation that the existing rental unit be removed and garage to be used as garage/storage only. Certificate of occupancy to be issued only with the removal of existing apartment.

Apple Associates representative, Chris Perkins – Weston Sampson
20 minute presentation on housing styles, wetland issues, easement issue for a
secondary entrance and a traffic study.
Motion by Bill Spinney to address all issues further at a workshop to take place with the members
at a future date and to continue at the
ZBA meeting on

Case 05-101 Richard J. Kelly 167 Elm St.
Abutter Tom Newman, stated he had no problem with request.
Mr. Kelly suggested continuing in order to have more time to discuss.
Motion by Charlie Mabardy to continue to Feb. 8, 2005 meeting – needed more time to clarify the by law as presented by Mr. Kelly.

Motion by Tim Lamprey to approve the 3’ 1” clearance for stairwells of 6 units

Case 05-105 Emilia Farrell 2 12th St.
Abutter present-Jean Farrell approves of shed being removed from her property.
Motion by Bill Spinney to move the shed to a minimum of 2’ setback but shed to remain unattached from the house.
